Demand in Ireland for new social housing units is between 5,000 and 6,000 per year for the foreseeable future. 

The Government's Social Housing Strategy states that 35,000 new social housing units are required by 2020.

Newground Proposition

 

Newground's proposition is to provide bespoke design, build and finance services on a project basis. Newground will partner with Local Authorities and Approved Housing Bodies to develop and lease social housing off-balance sheet until the debt is paid off and the units are handed back.

Using the existing social housing leasing mechanisms, local authorities will lease the units for up to 95% of the market rent, providing a low-risk, government-backed income stream. In addition to bank debt, Newground will get funding from philanthropists and social investors and expects to deliver a 4-6% interest / return on investment over time.

The new ground model is highly scalable for different sites across Ireland.
